An Encumbrance Certificate (EC) (Villangam Sanrithazh) is a mandatory legal document issued by the Tamil Nadu Registration Department (TNREGINET). It provides evidentiary proof of all registered transactions, mortgages, charges, and ownership transfers over a specific immovable property.
When applying for a home loan, property mortgage, or during property purchase registration, bank legal scrutiny officers (LSR) inspect the Encumbrance Certificate closely. Because recent ECs are issued online via tnreginet.gov.in, they carry an electronic signature affixed by the Sub-Registrar.
Sub-Registrars in Tamil Nadu sign EC files using Class 3 DSC tokens issued by licensed Certifying Authorities. When you open the downloaded PDF in standard viewers on Mac, Windows, or smartphones, the reader cannot verify the certificate chain back to a locally trusted root authority. As a result, it renders a yellow question mark (?) or states:
"Signature Validity Unknown โ Signer's identity is not trusted."
Bank legal panels frequently reject or delay loan files when the EC carries an unvalidated digital signature warning.
VerifySign.in's cryptographic engine validates the Sub-Registrar's certificate against official national root authorities. It then embeds Long-Term Validation (LTV) metadata and an authentic green checkmark stamp.
Ensure smooth loan processing with a permanent green checkmark stamp.
